Before

The Excelsior Tower,
located on the waterfront
in New Westminster
was plagued by numerous
water leaks to the
interior. Through investigating
the various water leaks,
it was determined that
the components of the
exterior wall assembly,
steel stud and exterior
gypsum sheathing were
not adversely affected
by the leakage, meaning
rusting of the studs
and mould growth was
virtually non-existent.
The repair method chosen
is commonly referred
to as “Refreshing
the Face Seal”.
The building was painted
with an elastomeric
coating. All caulk
seals, including window
joinery were replaced
and balcony waterproofing
membranes were re-newed.
The Owners are currently
replacing roof membranes
to complete the system.
The building has just
weather a winter season
with no reported water
leakage |
